Roofing Systems

When roof tiling, two alternative systems can be adopted at the perimeters: mortar bedding or dry fixing. The respective suitability of each system should be considered before commencing detailing or specifications.

Mortar Bedding

Wet mortar bedding has been employed for hundreds of years in the construction of roofs, especially at ridges, hips, valleys and verges, and may still be appropriate today for certain building styles.

It should be noted that the effectiveness of mortar bedding is highly dependent on the quality of workmanship and site control. On steep roof pitches, in exposed locations or where the consequence of failure involves a high risk to the public, the use of mechanical fixings is strongly recommended. For other situations where the use of mechanical fixings in conjunction with mortar bedding is recommended, refer to BS 5534.

Dry Tech Systems

Redland has developed dry, mechanically fixed solutions that overcome problems of mortar failure and can include ventilation options. Dry Tech Systems are available for both duo and monoridges, verges and hips. They are designed to be simpler and more economical in the long-term, than traditional mortar bedding.

The advantages are:

Weathertight systems with reliable mechanical fixing against wind uplift.

Attractive, neat appearance, fully compatible with Redland tiles and slates.

Elimination of wet trades allows quick and easy fixing in all weathers with no special tools required.

The ridge line can incorporate high level ventilation.

Maintenance-free, both ridge and hip tiles can be easily removed and replaced for inspection etc.

Complies with the requirements of BS 5534; wind-tunnel tested.

Ventilation

Condensation in roof spaces has become an increasing problem for several reasons. Changes in building standards to reduce energy consumption, together with the increasing use of appliances such as dishwashers and tumble dryers, have contributed to the increasing presence of water vapour above roof insulation.

Increased levels of roof insulation result in a colder roof void, so prompting severe condensation risk. The use of underlays, necessary for wind uplift resistance, greatly reduces natural ventilation of the roof space.

BS 5250, the British Standard for the control of condensation in buildings, sets out best practice recommendations for managing condensation risk in roofs.
